Rot Free Decking Subframe Supports Installation

This project had a combination of soil and also a large concrete pad underneath the old decking. As we always work to have no timber in contyact with the ground we used our two most popular rot free post options. For the decking over the concrete pad we used 100mm x 100mm Plastic Composite Posts, notched for the joists to sit on, which are 100% rot free. For the decking over the soil we used Supreme Concrete Dekposts which are made with notches for the joists to sit on. Supreme Concrete Dekposts are factory made of preformed concrete with 2 bolt holes and are 100% rot free.

Timber Decking Frame Installation

For our higher level of decking we used Use Class 4 Treated Timber Joists which are 50mm x 150mm dimension. For our lower level decking we used Use Class 4 Treated Timber which is 50mm x 100mm dimension. All of these timbers are treated to a much higher level than standard Treated Timber to ensure they last longer against insect attack wood rot.

We tape the top of the joists with Trex Protect Joist Tape. This tape protects the joists:

1. Trex Protect Joist Tape protects the timber decking joists and frame from water which pools on top of the flat surface of the decking joists between the decking boards. This prevents it from soaking into the wood as it stays on top of the tape until it evaporates naturally.
2. Trex Protect Joist Tape forms a watertight seal around the decking screws to prevent water from travelling down the screw thread into the middle of the decking joists and getting into the middle of the timber decking joists.

Trex Composite Decking Installation

For this project the clients selected Trex Enhance Naturals in Toasted Sand (light brown) for their main decking areas. The picture frame border around the deck is Trex Transcend Spiced Rum.

1. Trex Enhanced Naturals decking is installed using Trex Hidden Fixings and Trex Starter Clips with no visible screws.
2. Trex Transcend decking is installed using Starborn ProPlug screws which are hidden with a cortex plugs.

This combination, using Trex Transcend as the picture frame border, combined with any Trex products for the main body of the decking, means no screws are visible on the deck. We always recommend clients use Trex Transcend for the Picture Frames on their Trex Deck project for this specific reason.

The darker colour of the Spiced Rum also highlights all of the elevation changes, from the turf to the lower level deck, and from the lower level deck to the upper level deck. By the rear doors we matched the height of the door drip tray for a seamless transition between indoors and outdoors.

We also had an unusual ledge alongside the garage to contend with which was at varying heights and included some unattractive visible pipework to the garage. We boxed this in using Trex Transcend decking and made a shelf alongside the garage.

Rear Garden Jacksons Fencing

After discussing the decking, the clients also decided they would use Oilcanfinish Outdoor Living to install their fencing in the rear garden. Their neighbors were in the midst of a House Extension so part of the old fencing had already been removed.

The clients selected Tongue & Groove effect fencing from Jacksons Fencing. This is by far our most popular fencing over the years due to its contemporary appearance combined with the classic style of tongue and groove. As always we used Jacksons Fence Posts and Gravel Boards. Jacksons Fencing Capping Rails, which run along the top of the fence provide the polished finishing touch.

Front Garden Picket Fencing

One additional section which needed attention was in the front garden between the house and the curb. The old fencing was long gone so a new Jacksons Pallisade Fencing was installed. There was some scaffolding blocking the fence route so this section will be completed once the scaffolding at the neighbors comes down.

The front garden Fencing had rotted out and the gate was almost unusable. They opted for Jacksons Fencing with matching Gate. Having had us install Jacksons Fencing at their previous property they knew exactly what they wanted here when we arrived.

In the rear garden, there was a timber deck which was set below ground level so the decking Boards were level with the Paving. This looks superb when new, however it does require composite or aluminium Framing due to the low levels of air circulation in these types of decks. In this instance, the frame had rotten out in sections and the decking was dangerous.

The last piece of the puzzle was an old Trellis section which had seen better days. We showed our clients a similar project we had carried out the previous year and the Trellis Partition Wall was also added to the project.

For this section of the Garden Remodel we used Jacksons Fencing Vertical Tongue & Groove Fencing at 90 cm height for the bottom section and Jacksons Fencing Premier Trellis Panels for the top combined with their Posts, Gravel Boards and Capping Rails. This sections off the 2 areas of the garden, creates a space for climbing plants if desired, with an easy to navigate walk through. We left the walk through area exactly 1.03mt wide in case the clients decide to add a Jacksons Fencing Trellis Gate in the future.

Riven Sandstone Paving

We replaced the decking with Londonstone Riven Sandstone Paving to match the rest of the paving which was installed. There was a step made of timber decking to the lounge door which we also replaced, building a brick wall step which matches the steps to the kitchen in terms of design, colour, and layout. This paving is sitting on a compacted bed of MOT Type1 to prevent movement over time. We also extended the inset planter bed to match the other side of the rear garden. The paving was pointed with a natural looking Pointing Compound which replicates a Sand and Cement Mortar mix without the naturally occurring cracking which often occurs.

Front Garden Jacksons Tongue & Groove Fencing and Brook Gate

For the front garden we replaced the old gate which was catching on the paving as it had dropped, and removed the old fencing. We installed Jacksons Fencing Vertical Tongue & Groove Panel Fencing with one section trimmed to match the neighbors slat Fencing angle. The entry was finished with a Jacksons Fencing Brook Gate with a Stainless Steel Long Throw Keyed Lock. We always add a Capping Rail above our Gate installs to reduce the chance of movement over time which most gates experience. The Capping Rail keeps both posts the identical distance they should be regardless of timber expansion or contraction meaning the hinges and locks won’t require seasonal adjustments.

Phase 1 Update | Footings

Phase 1 included removal of the old decking, clearing the area, digging our new concrete footings and pouring them.

We did see something rare when removing this deck. 9 of the Joists actually ran inside the back wall of the house and were sitting on/within the wall using the brickwork as supports. So this required some careful removal followed by repairs to the holes they left behind once removed.

This is the original deck we are replacing. It is an unusual layout and as their are now 2 sets of doors leading to it, versus the original single set of doors, the old layout doesn’t work anymore. That and wood rot are the reason we are here.

The client had removed a small water feature, cut away the area around the water feature to square off the garden, and built a retainer wall with Oak Sleepers. The old paving was very uneven as it had shifted over time. There were 3 drains to work around, 2 for rainwater, one for the kitchen, adjacent to the house. There was also a Rodding point which would need easy access.

The clients chose Trex Enhance Naturals in Rocky Harbour for the body of the decking and Trex Transcend in Gravel Path for the triple Picture Frame. The advantage of choosing a Trex Transcend Decking board for the picture frame is that they have an option for Cortex Screw Plug Covers to hide the screws.We had a significant amount of obstacles along the outside edges, mostly due to side Fencing which was not installed in a straight line. We would always recommend replacing the fencing before installing any Decking so the fence doesn’t need to be replaced during the lifetime of the deck. In this case the fence had a white brick wall under it so this was not an option, so we worked with what we have.

There are 3 main sections to this Decking, the small BBQ area by the lounge double doors, the middle section by the Extension, and then the large area by the kitchen single door and side access alley. 

For the frame we used Jacksons Fencing Use Class 4 Decking Joists. These come with their own 25 Year Guarantee from Jacksons. To protect the top of these joists we used Trex Protect Joist Tape. We join our frames using Spax Stainless Steel Washer Head 8mm Screws. These are strong Construction Screws. The Washer Head pulls the boards tight to each other and provides a very strong joint.

We lifted the frame off the ground using Millboard Duolift Joist Cradles with Millboard Self Levelling pedestals. These are straightforward to work with and will never rot. This means the wood frame is not in contact with the ground, despite being Use Class 4, and provides air flow under the Joists.

Finally the deck boards uses were:Trex Enhance Naturals Rocky Harbour installed with Trex Hidden Fixings and Start ClipsTrex Transcend Gravel Path installed with Starborn Pro Plug System. The special Starborn Drill Bit recesses the Screws to the correct depth and leaves a small hole which can be hidden with a Cortex Screw Plugs to hide the fixing screws

The framing used was Jacksons Fencing 100mm x 50mm Decking Joists. These come with a 25 Year Service Life Guarantee from Jacksons Fencing.

Trex Enhance Basics Clam Shell

The Decking chosen was Trex Enhance Basics in Clam Shell which come with a 25 Year Limited Warranty. The client wanted a modern dark grey finished colour and had already painted their fence in a similar colour.

Composite Decking Steps and Fascias

The design included a double Fascia on the garden side and a step to make the transition from Decking to Garden comfortable, at 19cm off the ground.

Composite Decking Bench Seat

The leading edge of the Decking and its height, creates a natural bench seat approximately 40cm off the ground. Sometimes mother nature gives you the natural measurements to create something without over complicating the design. The leading edge of this deck will have people perched on it, bare feet in the grass, with an ice cold drink in hand this summer.

Decking Installation Schedule

The total area was 4.8 mt wide by  4 mt deep. This was one of our small decking projects and the materials delivery, site preparation, frame building, composite deck building, composite step building, and decking fascia installation all together took 5 days. We started on Monday and finished before the next weekend. 

We actually finished the day before the new garden furniture arrived.

Preparation

When we arrived they had already removed the old Decking and Tree Surgeons had been in with a stump Grinder, however we knew extensive materials removal and levelling was required. There was an electrical cable buried under the old Decking and Concrete Footings under the fence which prevented the Tree Surgeons from removing the entire stump and root system. We did get these out entirely the old fashioned way, Shovel, Axe, and Bow Saw.

The electrician had arrived before us to run the 2 electrical sockets to the 2 outside corners of the decking area.

Decking Frame Installation & Bearers

We installed 3 rows of Bearers to take the bulk of the weight of the new Decking Frame. The frame was built with Jacksons Fencing 50x150mm Heavy Duty Joists which come with a 25 year guarantee. We also Taped these joists with Trex Protect Joist Tape to prevent water damage on the top of the joists.

Trex Composite Decking Installation: Trex Enhance Basics in Clam Shell

The decking selected was Trex Clam Shell to closely match their Anthracite Exterior Doors, Windows, and the Pergola. This Decking comes with a 25 Year Limited Warranty. We used Trex Hidden Fasteners to avoid having any rough edges to catch your feet on and we installed matching Trex Clam Shell Fascias for a consistent appearance.

The original brief was to retain the 4-5 rows of timber Decking in front of the Summerhouse doors, however we decided to replace them instead for a consistent appearance. It would also be very difficult to replace them in the future without damaging either the new Trex Decking or the Summerhouse itself.

Aluminium Louvered Pergola Installation

The Pergola is a beautiful addition as it comes with a Louvered roof which can be opened and closed, as well as roller blinds down 3 sides to provide various configurations or privacy, sunlight control, and waterproofing the area underneath. The louvers each have their own drains which feed down to the outside of the Pergola and then the rainwater runs down the inside of the posts. 

The clients already had their furniture, BBQ, Lanterns, and most importantly VW Freestanding Bar ready to go for their children’s party on the weekend.

The whole project finishes with a barefoot friendly, child-friendly deck, which required no staining or oiling, and can be cleaned with a sponge mop and a garden hose, all underscored by Trex and Jacksons 25 year guarantees.
