When I first went to this Nine Elms project I actually wasn’t sure if Oilcanfinish should bid for it. It was a wonderful area, and the clients gave us a realistic budget to work with, however the obstacles were significant.In total it was 60 Square Meters of decking to be replaced. The project comprised 3 balconies (2 balconies, 1 terrace actually). The flat was on the 9th floor. The parking garage has a 2mt clearance, meaning all materials would be delivered, and all waste had to be moved, not only down 9 stories but also across the rather large underground parking lot and outside the building.

The main two concerns were fire rating and project logistics of materials handling.

A1 Fire Rated Decking

In the post-Grenfell Tower era, Fire Ratings matter. They always should have, but most people ignored them primarily in an effort to reduce costs.Currently, if your project is over a certain height from the ground, it must have an A1 Fire Rating for both the decking, the framing, and the pedastals or supports. The only materials which achieve this rating are Steel, Stone, and Fibre Cement. No timber or composite decking or cladding has an A1 Fire Rating.

The client still wanted a Deck-like appearance, so Porcelain Planks is what we proposed with an Alumimium Subframe. Aluminium decking boards was also a compliant option, however we did not see anything visually appealing, and for this type of property, appearance matters.

Materials Handling and Deliveries/Removals

This was a question of labour. Scaffolding was not an option, and it is too high for cranes, so it meant manually shifting 360 porcelain planks at 15kg each up to the 9th floor in small batches. Same with the much lighter Aluminium Framing all of which was too long to fit into the elevator so each joist had to be cut to fit the elevator, then reconnected into its former length once upstairs. Also, all of the old decking waste had to be bagged and taken down the same way.

Porcelain Decking

We have been watching the market for A1 Fire Rated decking products from different manufacturers of Steel decking but have never found one which looks like it would fit into the properties of our clientele. The appearance of steel decking is industrial, walking on the boards is noisy, and it gets very hot underfoot.

Clients in upper floor flats in Nine Elms, Chelsea, and Battersea and the surrounding areas prefer something a bit more refined and have a certain style expectation, specifically that their interior flooring style is extended outside to their terrace or balcony.

Porcelain is a different story than steel decking as the appearance is consistent with what they already have in their kitchens and bathrooms, but a porcelain decking board, or plank, with a woodgrain finish is the best of both worlds.

Millboard Enhanced Grain Decking

The clients selected Millboard Enhanced Grain Antique Oak decking.

The edging detail by the end of the deck and step was done with Millboard Bullnose boards to provide the professional finish.

Millboard Feature Wall

Once completed, rather than replace the Trellis beside the doors, the clients agreed to a Millboard Feature Wall. This was a combination of Millboard Envello Cladding, Bullnose Board for the top, and Fascia Board for the side to hide the framing.

For the Decking, the clients selected Trex Transcend composite decking in Island Mist. This decking is one of our favourites due to its colour tones and for it’s durability. All of our clients love it as it is so straightforward to clean. A Mop and soapy water, a quick rinse afterwards with the garden hose and it’s ready for company. This decking comes in Grooved Edge boards, Square edge boards, with matching Fascia Boards for the front of the deck. One of the key advantages of Trex Transcend Decking is that it is a 24mm thick solid decking board which also has a compatible Screw and Plug system as well as the Trex Hidden Clip system. The Screw and Plugs mean you can secure the boards to your decking frame, covering the screw holes with the plugs which blend perfectly with the rest of the deck. Rot Free Decking Subframe Supports Installation

This project had a combination of soil and also a large concrete pad underneath the old decking. As we always work to have no timber in contyact with the ground we used our two most popular rot free post options. For the decking over the concrete pad we used 100mm x 100mm Plastic Composite Posts, notched for the joists to sit on, which are 100% rot free. For the decking over the soil we used Supreme Concrete Dekposts which are made with notches for the joists to sit on. Supreme Concrete Dekposts are factory made of preformed concrete with 2 bolt holes and are 100% rot free.

Timber Decking Frame Installation

For our higher level of decking we used Use Class 4 Treated Timber Joists which are 50mm x 150mm dimension. For our lower level decking we used Use Class 4 Treated Timber which is 50mm x 100mm dimension. All of these timbers are treated to a much higher level than standard Treated Timber to ensure they last longer against insect attack wood rot.

We tape the top of the joists with Trex Protect Joist Tape. This tape protects the joists:

1. Trex Protect Joist Tape protects the timber decking joists and frame from water which pools on top of the flat surface of the decking joists between the decking boards. This prevents it from soaking into the wood as it stays on top of the tape until it evaporates naturally.
2. Trex Protect Joist Tape forms a watertight seal around the decking screws to prevent water from travelling down the screw thread into the middle of the decking joists and getting into the middle of the timber decking joists.

Trex Composite Decking Installation

For this project the clients selected Trex Enhance Naturals in Toasted Sand (light brown) for their main decking areas. The picture frame border around the deck is Trex Transcend Spiced Rum.

1. Trex Enhanced Naturals decking is installed using Trex Hidden Fixings and Trex Starter Clips with no visible screws.
2. Trex Transcend decking is installed using Starborn ProPlug screws which are hidden with a cortex plugs.

This combination, using Trex Transcend as the picture frame border, combined with any Trex products for the main body of the decking, means no screws are visible on the deck. We always recommend clients use Trex Transcend for the Picture Frames on their Trex Deck project for this specific reason.

The darker colour of the Spiced Rum also highlights all of the elevation changes, from the turf to the lower level deck, and from the lower level deck to the upper level deck. By the rear doors we matched the height of the door drip tray for a seamless transition between indoors and outdoors.

We also had an unusual ledge alongside the garage to contend with which was at varying heights and included some unattractive visible pipework to the garage. We boxed this in using Trex Transcend decking and made a shelf alongside the garage.

Rear Garden Jacksons Fencing

After discussing the decking, the clients also decided they would use Oilcanfinish Outdoor Living to install their fencing in the rear garden. Their neighbors were in the midst of a House Extension so part of the old fencing had already been removed.

The clients selected Tongue & Groove effect fencing from Jacksons Fencing. This is by far our most popular fencing over the years due to its contemporary appearance combined with the classic style of tongue and groove. As always we used Jacksons Fence Posts and Gravel Boards. Jacksons Fencing Capping Rails, which run along the top of the fence provide the polished finishing touch.

Front Garden Picket Fencing

One additional section which needed attention was in the front garden between the house and the curb. The old fencing was long gone so a new Jacksons Pallisade Fencing was installed. There was some scaffolding blocking the fence route so this section will be completed once the scaffolding at the neighbors comes down.

We combined the attractive pricing of Trex Enhance Basics Decking for the main deck colour with the hidden installation option of Starborn Pro Plugs and Trex Transcend Decking for the exterior borders to create a large deck that fits into its surroundings, with clearly defined borders and step elevation changes.

The steps are all highlighted with Trex Transcend Lava Rock (dark brown) which increases the visibility of the elevation changes with the Trex Enhance Basics Decking in Saddle (lighter brown).

To give the deck a natural countryside finish we installed Jacksons Fencing Timber Ballustrades using their Planed Smooth Jacksons Posts and Capping Rails for a smooth natural looking finish that combines both a traditional look with modern touches.

With a large deck like this, ensuring the design leaves the owner with an easy to clean surface was a key feature. The decking boards are perpindicular to the house meaning using a garden hose to spray down from the deck, or a blower to remove leaves, from the house outwards to the outer edge. The Ballustrade is approximately 3cm above the decking boards and this slight gap between the vertical Ballustrade Slats and this allows debris to be cleared off the deck easily from maximise the low maintenance nature of this large deck.

The lighting runs around the perimitre of the deck highlighting the boundary to increase visibility in the evening of the edges and the elevation changes on the 3 staircase steps.

The entire Decking frame is built with Use Class 4 Timber set on Supreme Concrete Dekposts, which are rot free ensuring the decking frame, with no timber in contact with the ground, lasts as long as it should. The frame has no bolts connected to the house, instead having a small 5mm gap between the frame and the house allowing rain water to run freely down the walls of the house and to the ground surface to ensure excess water does not rot out the timber frame nearest to the house, which is a common point of failure for most decks we remove.
